Guests are subject to the follow the rules and regulations of our Vacation Rental * No Smoking within the vacation property. Violators will be automatically be charged $500. * Pets are not permitted. Violators will be subject to a $500 pet fee in addition to additional cleaning charges and damages if any. * Guests who enter the home prior to their scheduled check-in time, will be required to pay for an early check-in. Guests who depart later than their scheduled departure time will be required to pay a late check-out. * A minimum temperature for which the A/C can be set is 74. Lowering the A/C beyond this minimum may cause the A/C unit to freeze and the guest is held liable for the repair cost. * You will be expected to place your garbage in the proper collection bin. Any excessive trash within the home or left upon the exterior of the property will subject the guest to proper cleaning charges and/or an excessive trash fee. * Plungers are provided but if a plumber is needed the guest will be subject to the cost incurred. * Any damage that is malicious or intentional to the home including the exterior or interior, or contents within the home will result in repair or replacement charges that will be billed to the guest directly. * Stolen items from the property will result in charges that will be billed to the guest directly and the incident will be reported to authorities. * Keep your key in the lock box. Lost or stolen keys will need to be replaced and the guest will be charged directly to cover this cost. Upon checkout of the home place the key back in the lock box with the lock box top secured safely in place. If you lose the top of the lock box that holds the key, you will be charged for the lock box replacement. * Please clean up spills, smudges or stains made by your party on the floor, carpet, or bedding (towels, pillow cases, sheets and blankets). These items need to be enjoyed by the next party entering the home. * Carpet cleaning or dry cleaning costs will be a result of items left stained by a guest and the guest will be charged directly for such cleaning costs or replacement of the items damaged/stained. If an item has been broken or stained beyond repair, the guest can purchase the same or similar item on their own from a local store. If we has to replace the item, the guest will be charged for the item plus additional administrative fees. * Food is not allowed in the bedrooms, sofa, or carpet areas. The house features smart TVs in every room and in the game room, the kitchen is fully stocked with pots, pans, dining ware and silverware, we also offer free coffee on a Keurig machine, on the living room we have a desk & printer, and we also have a library for you to grab a book and relax. The yard is huge about 1/2 and acre, it has lots of shade from a huge tree that is about 100 years old with hanging hammock swings, yard games, a little kids playground, a sun room, a fire pit, and a grill (please note there is a small extra fee of $20 for the use of the grill as we are charged extra to clean it), it also has a little kids tree swing. The dock has water, a hose, electricity, solar lamps, a sink to clean your catch, and an amazing view. also there are lots of fish around the dock, we have caught everything from here. Disney is just 35 minutes away & Legoland 10. Managing Expectations: This house was built in 1941 it has a lot of updates as you can see on the pictures, but is still a house from 1941, do not expect to be in a modern house, but rather in a very well kept house with modern amenities, The house has a big front yard and a huge backyard, and people play on them and on the lake, and drag dirt inside the house. During every cleaning in between guests the cleaning company, sweeps, mops and sanitizes the floors, but this are real hardwood floors, it is impossible to remove every single grain of dirt from them, that is not a reasonable expectation for this property. Lastly we are in florida on a lake we do our best to control pests by regularly tenting the house, cutting the grass every 2 weeks and fumigating the yard, and thanks to this we have almost no insects, but the key word here is almost it is impossible for there to be no insects in the summer.

The property has a pool that can be used while onsite. The entire property's back yard is on a lake (lakefront) with a dock. Fishing poles and tackle can be provided upon request for those who want to fish on the dock or from the bank. Ample off street parking, quiet neighborhood with a private entrance for guests. We have a dock and if you'd like to bring your boat you are welcome to tie it to our dock. Boat ramp access is one block away. We also own a large lot across the street where you can park your boat trailer while you are our guest.
